Project: Full refurbishment of a mid-terrace property
Description: Fitzpatrick & Heavey has been contracted for a full refurbishment of 16 Seafort Parade in Blackrock. This mid-terrace property adjoins one of our existing refurbishment projects (17 Seafort Parade) and requires a similar amount of work. As this spacious, three-storey property is close to both the famous Blackrock College and the sea, it is instrumental in satisfying the demand for luxury family accommodation in the area.
Process: The structure will be completely stripped of its roof and internal walls and redesigned so that it consists of two pleasant double bedrooms, a larger master bedroom, two beautifully tiled bath and shower rooms and a study or family area. The rest of the house will be devoted to spacious, open plan kitchen/dining and living space. An ultra-modern kitchen and new, premium sanitary ware will be installed, along with new, modern lighting and wiring and a state of the art central heating system.
We will insulate the subfloors to increase the property’s Building Energy Rating, damp proof the basements and roof tiles and strip and replace their carrying battens. We will insulate the internal walls and ceilings with 100mm high-density, foil-backed foam. All internal walls will be skimmed, plaster finished and painted white. The exterior brickwork and railings will be cleaned and repainted. The small private patio area to the rear of the property has been designed with all current and applicable building standards and regulations in mind.
Completion: This project is due to be completed in April 2018.
