Grand Canal Street, Dublin

Project: Conversion and modernisation of a classic red brick property.

Description: This property consists of a long, bright, open plan kitchen/dining and living space with high, white ceilings and a beautiful, retro-chic, contemporary feel. A large, premium quality cooking area and modern fitted kitchen were installed, along with dark stained oak floors across the ground floor. A small, private patio can be accessed via a sliding door near the kitchen. It is now a pleasant, low-maintenance area, covered with light coloured paving slabs and large enough for furniture if desired. The stairs to the first floor were covered with the same thick, grey carpet as the floors in the upstairs bedrooms and halls, and all woodwork and plaster was painted white. A larger double bedroom at the top of the house makes this property ideal for small families with young children.

Process: Complete removal of all internal walls, floors, fixtures and fittings. Full insulation of subfloors and internal walls with high density insulation. Improvement of overall BER to conform with all current and applicable building standards and regulations. Upgrade and modernisation of heating system. Upgrade and replacement of roof and its insulation, redesign and optimisation of layout and thermal performance of the internal walls, fixtures and fittings in order to satisfy the requirements of modern city living to the highest possible standard and ultimately create an exceptional finished product.
