Terrace Renovation

Dublin 2

Project Description

Complete stripping, renovation and extension of a 1920s brick end terrace, with the aim of creating a truly exceptional two bedroom property that fully conforms to all current and applicable building regulations and standards.

Located just south of the city centre, this remarkable 689 sq. ft end terrace marries classic and contemporary styles with a rare and surprising elegance. A vestibule entrance adds privacy to a magnificent, large, open plan living space, which is decorated with rustic feature walls of original washed bricks, set against smooth white plaster, and tasteful, high quality fittings. The floors have been boarded with pale bleached oak, while a beautifully preserved ornamental fireplace of washed brick decorates the seating area. Ceilings are high throughout, and natural light floods in through a large, cleverly placed skylight located above the sleek, ultra-modern cooking area. White goods can be stored in the convenient washing/utility room that our team of designers thoughtfully incorporated into the kitchen space, and an elegant, painted staircase inlaid with white millwork leads to the first floor. The stairs and floor in the upstairs hallway and bedrooms are covered in thick, grey carpet. At the top of the stairs, on the left, is a bright and airy north-facing bedroom with a large, wide window. A handy study space or smaller bedroom is located just next door. On the right is another impressive room: the larger, south-facing master bedroom with a large window and family-sized shower room. This room is spacious but has a cosy feel; it has been beautifully finished with soft grey and cream marbled tiles and heavy white porcelain, which gives it a solid, modern-classic look. At the top of the house, a floored attic space offers the ultimate storage solution. Outside, at the rear of the property, a small, private patio is neatly covered in new, wooden decking that can be used for garden furniture, or simply as a comfortable space for relaxation.

Fitzpatrick & Heavey designed this outstanding property to appeal to young, professional couples and families who know what they want: a superb location, unique style features and outstanding quality of finish. We believe this fabulous new conversion really hits the mark.

Process: First, the property’s heating system was upgraded and replaced, and wood floors were fitted in all the new living spaces. Our joinery team completed new studwork for all the walls and ceilings, while our electricians installed their first fix wiring. The walls and ceilings were then plaster-boarded and skimmed, and the kitchen and bathroom were tiled. A new, modern bathroom suite was installed. A new, open plan kitchen and dining room were fitted, the wiring was finished, and lighting was installed. All the internal walls and woodwork were painted white. Finally, the property exterior and railings were repainted and the timberwork on the rear patio was completed.
